History

For three generations, Adler has been acquiring, developing, managing and leasing multi-tenant commercial real estate properties in the Southern and Eastern United States.

  • Samuel L. Adler begins developing single family homes in Westchester County, NY.
  • Sam relocates to South Florida and begins developing rental apartment buildings.
  • First Apartments completed in North Bay Village including East Drive Apartments and The Anchorage.
  • Sam develops and operates over 6,000 apartment units.
  • Sam becomes one of the first to identify opportunity in Broward County and begins developing high-rise residences in Hallandale Beach, FL
  • Sam’s son, Michael M. Adler, identifies commercial opportunities and begins developing warehouses in immediate proximity to Miami International Airport (MIA).
  • Michael is one of the first to see opportunity for office/industrial west of MIA and begins developing the 210,000 square foot Skyway Center.
  • In partnership with MetLife Michael acquires 167 acres in what is now the airport west submarket of Miami Dade County and starts developing Miami International Commerce Center (MICC) which will expand to 350 acres and 4.5 million square feet.
  • Sam’s portfolio of rental apartment buildings is sold as the company focuses on office/industrial properties.
  • During this time Michael and the Adler Group develop several major projects in addition to MICC including Boca Commerce Center, Vista Center and high-rise office tower 1221 Brickell Avenue.
  • A significant portion of MICC is sold to JMB Institutional Realty (later Heitman) allowing MetLife to exit. The Adler Group continues to own and operate approximately 600,000 square feet within the park.
  • The company partners with Apollo Real Estate Advisors (now AREA Property Partners) to form the AP-Adler Fund. The fund acquired over $300 million worth of real estate and Adler Group’s assets under management expanded to 8 million square feet and 2000 tenants.
  • Matthew L. Adler joins the business and immediately expands Adler Group with a series of office acquisitions with private investors.
  • As exit strategy for the AP-Adler Fund, individual properties are divested, assets under management decreased from 8 million to 3 million square feet.
  • Adler launches the Helios managed account with a major European investor. The entity acquired and currently manages $80 million in assets totaling 750,000 square feet.
  • Adler Real Estate Fund is established as a closed-end co-investment fund. To-date, the fund has acquired eight properties/portfolios totaling over $455 million in assets and 4.8 million square feet.
  • Adler partners with AREA Property Partners to acquire a portfolio of properties in the greater Washington DC market, deploying $138 million of equity to acquire $350 million in assets.
  • Adler Group partners with Kawa Capital Management Partners and Ganot Capital to form Adler Kawa Real Estate Advisors.

Major Development

Joint venture with MetLife in development of 4.5MM sf (420k m2) Miami International Commerce Center (MICC). MICC is one of the largest mixed use parks in the Southeast US and the pioneering project of Miami’s Airport West sub-market.

Deployed $78 million in Equity

Full-cycle investments of approx. $78MM equity through AP-Adler Investment Fund as JV with Apollo Real Estate Advisors (AREA). Built portfolio to approx. 6 MM sf (557k m2) in assets from 1997-2006 with more than 2,000 tenants.

Acquired $80 million in Assets

Launched Helios, a managed account with a major European investor. The entity acquired and currently manages approximately $80MM in property assets totaling 750k sf (70k m2)

Launched Adler Real Estate Fund

Adler Real Estate Fund is established as a closed-end co-investment fund. To-date, the fund has acquired eight properties/portfolios totaling over $455 million in assets and 4.8 million square feet.

With AREA, Acquired $350 mil Asset

The Adler Real Estate Fund, in partnership with AREA Property Partners, acquired 3.1MM sf (288k m2) of office and industrial properties in northern Virginia and southern Maryland for $350,000,000.

Launched Adler Kawa

Formed Adler Kawa Real Estate Advisors as a successor to Adler Group’s fund management platform.
2012 - Launched Adker Kawa Real Estate Fund II - $56mm of equity (fully deployed)
​2015 - Launched Adker Kawa Real Estate Fund III - $110mm of equity ($31.5mm deployed: Aug 2016)
